We purchase and develop sites for our shops by evaluating the location in regards to its traffic flow, neighborhood activity and level of competition. In addition, we evaluate the size, zoning, customer access and difficulty of the approval process. We have had great success in redeveloping legacy stores by purchasing adjacent property and expanding the shop and gasoline operation.
In many cases, we have an easier time purchasing sites because we have cash and are the end user. Our in-house handling of the purchase, design, approvals and construction makes zoning approvals go smoother. Communities are familiar with our standards, long-term involvement, and contribution programs and realize, “We are closer to you.”
This shop growth is successful in a variety of locations and has given us an opportunity to develop and expand some sites to include rental space. We are finding that our shops are anchor stores for semi-strip malls that are becoming popular again. We have an average of 1,000 customers daily that can shop them as well.
